The key point
Keep people away from the affected area, avoid wet electrics and do not climb onto the roof. Call a roofer about an active leak, and describe the location and timing of the water. A ceiling stain alone does not identify the point where rain is entering.
Make the area safe before investigating
Do not climb a ladder, walk onto a flat roof or lean out of an upstairs window to look for the problem. HSE warns that roof work involves falls from edges and through fragile surfaces, including rooflights. [1]
Keep clear of a sagging ceiling or falling material. Move belongings only where you can do so safely. If water is affecting lights, sockets or wiring, stay clear and seek qualified electrical help; do not touch wet equipment or reach through water to operate it. For an immediate danger to life, call the emergency services.
A container under a small drip may protect an accessible floor, but it is not a reason to stand beneath an unstable ceiling. Do not puncture the ceiling or attempt an improvised roof covering yourself.
What information will help the roofer?
Start with your address, postcode and a contact number. Then explain which room is affected, where the water appears and whether it is dripping now. Say when you first noticed it and whether it returns during each spell of rain.
Useful photographs show the affected room and a wider view of the roof from the ground. A close-up needs context: label it as the rear extension ceiling, for example, rather than sending an unexplained patch of plaster. Do not enter an unsafe loft or step onto ceiling plasterboard to obtain pictures.
Mention previous repairs, recent roof work and any damage you already know about. Uncertainty is fine: reporting what you saw is more helpful than presenting a guessed diagnosis as fact.
Why a roof may leak only in heavier rain
Rain penetration can involve roof coverings, chimneys, junctions or spilling rainwater goods. SPAB distinguishes this from condensation and other damp problems that require different solutions. [2]
The practical question is not simply whether there is a broken tile. An inspection needs to consider the relevant covering and adjoining details. The location of a damp mark should guide the investigation, not be treated as proof that the failure sits directly above it.
A report such as water appeared beside the chimney breast during last night's rain leaves room for the right checks. The entire roof has failed goes much further than that observation supports.
Temporary protection and a permanent repair are different
Ask what can safely be done now, what needs a further inspection and what a proposed temporary measure will achieve. A short-term intervention should not be described as a guaranteed permanent fix when the underlying condition is still uncertain.
For the lasting repair, request a written scope identifying the defect, proposed work, access and any exclusions. Discuss how additional defects would be documented and approved if they are uncovered. Weather or access can prevent immediate work even when the enquiry is urgent.
Keep a record when storm damage may be involved
Contact your insurer promptly when you think a storm caused damage. Ask about emergency repair arrangements and keep photographs and itemised invoices; cover depends on the policy and the cause of damage. [3]
Do not delay making an immediate hazard safe while trying to obtain the perfect photograph. Also avoid assuming that every leak noticed in rain will qualify as an insured storm claim.
