The key point
A targeted repair is worth considering where the defect is limited and the surrounding roof is serviceable. Replacement needs a wider explanation: which parts are deteriorating, why a repair is limited and exactly what the proposed renewal includes.
Ask what has actually failed
Ask the roofer to identify the affected component and explain how it relates to the symptom. Request photographs where safe access allows. Is the proposal for a covering, a junction, a drainage detail or something below the surface? These are different scopes of work.
Historic England advises owners of older homes to consider repair before renewal; slipped coverings and defective flashings can be repairable faults. That does not mean every old roof can be repaired indefinitely. [1]
An assessment should also distinguish visible findings from uncertainties. Where an area is concealed, ask what remains unknown and whether further investigation is needed before agreeing a complete specification.
Compare the options, not just the totals
| Question | Targeted repair | Wider renewal |
|---|---|---|
| What is being addressed? | A defined defect or limited area. | A stated roof area and the layers/details included. |
| What remains untouched? | Most of the existing roof; ask about its condition. | Anything excluded from the specification, such as a separate lower roof. |
| What needs explaining? | The repair's limitations and surrounding condition. | Why the extent is justified and what a narrower option would leave unresolved. |
| What should be written down? | Scope, access, materials, exclusions and terms. | The same details, plus the full replacement build-up and approval responsibilities. |
A low repair figure and a much higher renewal figure are not automatically evidence that either roofer is wrong. Check whether they have diagnosed the same issue and priced the same objective.
Why roof age is a clue, not a verdict
The installation date is useful background, but it should not substitute for describing current condition. Roofs can contain materials installed at different times. A previous extension or isolated repair can also make the phrase the roof is thirty years old less precise than it sounds.
Give the roofer any invoices or product details you have, without assuming that missing paperwork means the entire roof needs replacing. Ask which parts can be retained and why the proposed materials are suitable for the building.
Discuss the effect of access and repeated visits
Safe access is a real part of the job, not simply an optional extra. If a substantial access arrangement is needed, ask whether other known defects in the same accessible area should be assessed at the same time.
This is a reason to plan carefully, not to add unnecessary work. Separate essential repairs from optional improvements in the quotation. You should be able to see what changes if an optional item is left out.
A replacement may involve more than the covering
Building-control considerations can arise from the extent of renewal, structural changes or changes in the performance or weight of the covering. Planning Portal explains the relevant existing-roof checks for England. [2]
Before accepting a replacement, establish who will check approvals, insulation requirements and the roof specification. For the distinction between planning and building regulations, read our roof replacement permissions guide.
Use a short decision record
Write down the observed problem, the recommended remedy, the alternatives discussed and the reasons for rejecting them. Add the total price, exclusions and agreed next step. This makes a second opinion more useful than merely asking whether another roofer can beat the price.
NFRC's homeowner guide recommends written quotations and comparing like-for-like work rather than selecting solely on cost. [3]
Roofcare London provides both repairs and installations. Tell us what has changed and the postcode of the property; we can discuss an assessment and the appropriate scope instead of starting with an assumption that a new roof is needed.
