Roof Survey Before Buying a House: What to Ask

A survey can reveal risks that are easy to overlook from the pavement. This guide is for prospective buyers who want to understand the roof-related questions worth asking, not for replacing a professional building survey.

The key point

Ask what the surveyor could inspect, which roof elements need further investigation and whether estimates require roof access. A roofing quotation is not a substitute for an independent building condition survey.

What a survey may and may not establish

Ask the surveyor whether the roof covering, chimney, gutters, valleys and accessible roof space were inspected, and what areas could not be viewed safely. A survey may raise concerns such as slipped tiles, sagging, deteriorating flashings or damp staining. However, restricted access or concealed layers can limit certainty.

For an older property, Historic England describes why a roof’s covering and structure can be historically important and why apparently damaged material may still be repairable. [1]

Questions for the seller and surveyor

Request documentation for any recent re-roofing or major repairs and ask about leaks, previous insurance claims and warranties. Ask whether extensions or rooflights have altered drainage or junction details. For a property in a conservation area or a listed building, clarify whether future work may need consent.

Historic England recommends checking permissions and specialist advice for work to historic roofs. [1]

When an additional roofing assessment helps

If a survey calls for specialist inspection, send the relevant findings to a roofing contractor and ask what can be investigated before exchange. A written estimate should differentiate visible works from unknown concealed deterioration, explain access arrangements and state whether scaffolding or temporary weather protection is allowed for.

The eventual scope may be a limited repair or more substantial roof replacement. There is no reliable fixed percentage of roof life that can be inferred from a single street photograph.

Permissions and roof upgrades to consider

Where substantial re-roofing is recommended, building regulations can apply, including energy-efficiency requirements, structural changes and altered covering weights. Planning Portal provides the England-specific starting point; check with building control about the proposed work. [2]

Read the full regulations guide, then use the quotation comparison guide to establish which works are priced and which remain provisional.
