The key point
Review gutters after heavy leaf fall and severe weather, then set a cleaning schedule for the property. Repeated overflow after cleaning needs investigation rather than simply more frequent cleaning. Do not climb to inspect or clear inaccessible gutters yourself.
Start with the property, then set the interval
Historic England's maintenance checklist recommends inspection and clearance after heavy leaf fall, at least each autumn and preferably more often. Its rainwater guidance also explains that maintenance frequency should be reviewed rather than fixed permanently. [1] [2]
For your building, keep a record of when gutters were last cleaned and when overflow returned. Note obvious factors such as nearby leaf fall and roof sections that feed the affected run. An interval that works at one house may not work at another.
For a property you have just taken over, an assessment provides a better starting point than inheriting an unexplained schedule. Ask what was found and whether any areas could not be reached.
Describe the overflow precisely
From a safe ground-level position, note whether water spills over a long section, drips at one joint or appears near the downpipe. A short video taken safely during rain can be useful, but there is no need to stand beneath unstable material or venture out in dangerous conditions.
Tell the contractor whether the issue occurs only in heavy rain or during lighter rain as well. Mention staining or repeated pooling you have observed without assuming the gutter is the only possible cause.
These observations help frame an inspection. They are not instructions to test a high-level system with a hose or to access it by an improvised ladder arrangement.
Cleaning, repair and replacement are different services
| Service | Ask the contractor to clarify |
|---|---|
| Cleaning | Which runs and accessible outlets are included, and what evidence of clearance is provided? |
| Local repair | Which joint, section, support or other detail needs work, and why? |
| Replacement | Why the existing system is unsuitable and which components will be renewed? |
| Further investigation | Which parts could not be assessed, such as concealed drainage or inaccessible areas? |
Do not assume that a cleaning visit includes replacement parts or repairs to everything connected to the gutter. Agree the scope before the work is booked.
When overflow returns after cleaning
A system can fail because of its arrangement or capacity as well as accumulated debris. Historic England discusses situations where repairs or changes are needed because rainwater is not being shed effectively. [2]
Ask what has actually been checked. If a contractor recommends cleaning again, ask why the previous clearance did not resolve the symptom. If replacement is recommended, ask which defect makes it necessary. A diagnosis is more useful than repeating the same service without an explanation.
Make access part of the quotation
Describe the building height, extensions beneath gutters and any restricted passage or courtyard. Tell the contractor what you know; do not climb to investigate the route yourself. Work at height needs suitable planning and precautions. [3]
Ask whether disposal, inspection photographs, outlet checks and any minor repairs are included or priced separately. Keep the written scope with the date of the visit so the next maintenance decision has a useful reference.
